Can I make a low offer and expect that it will be
accepted? We are in a seller's market which often means
that sellers will not even consider a low offer. Most homes
are selling for at least 97% of list price. |

Can I get more home for my money in Venice or North Port?
Possibly. Sarasota is a popular place to live because of its
cultural attractions, beautiful beaches, active lifestyle, and
vibrant city atmosphere. Real estate prices are based on
demand and here in Sarasota demand is VERY strong, therefore,
prices are higher. |
I'd like to be on the beach or within walking distance for
$150,000. Is that possible? Unfortunately, that kind
of opportunity is highly unlikely.
Demand here in Sarasota has been so strong that prices have risen
steadily. However, there are some wonderful areas relatively
close to the beaches that are still affordable. |
I'd like to buy a brand new home. Do I still need a Realtor?
Most DEFINITELY! Having a Realtor does not cost you
anything. Any compensation given to me as your Realtor comes
out of the builder's marketing fees and does not increase or
decrease the final cost of the home. The builders use
different sales contracts and it is important for you to have
proper representation to protect your interests. |
What is a lottery? Have I mentioned that demand here is
very strong? Because of this strong demand, many
homebuilders have instituted a lottery system to manage their home
selling process. Generally, these lotteries work by placing
potential buyers on a list and drawing names on a specified day.
Often, builders will not even allow a buyer to be placed on these
lists unless they are pre-qualified. |
How much are property taxes in Sarasota and Bradenton?
When I provide you with information on properties, the taxes are
usually indicated on the report. According to Florida law,
property taxes are composed of both Ad Valorem and Non Ad Valorem
taxes. These rates vary accordingly in different areas
throughout Sarasota and Bradenton. I'd be happy to provide
you with more information on mill rates in different areas if
you're interested. |
What should I know about hurricanes in Sarasota and Bradenton?
Florida does have hurricanes, but a serious hurricane has not
directly hit Sarasota/Bradenton for over 60 years. New homes
are also built to the latest hurricane codes. |
How do I find the right lender? Finding the right lender
and getting pre-qualified is VERY important in this strong real
estate market. It is your money and you need to make sure
you find the best deal. I'd be happy to provide some
